Inuka engaged an experienced real-estate project management consultant in November of 2021 to
support us in bringing together a project development team. Our project team comprises Roadwork
Projects Limited, Ambassador Development Inc., Bockstael Construction, Affinity Architecture Inc. and
A.S.H. Management Group Inc., among others. This team has worked together over the last 1.5 years
to prepare for the development of affordable, mixed-income housing at 1488 Main Street.
The proposed development will have a total of 72 units, 30 units will be affordable (per CMHC COI) or 41%
of the units. There are 42 market-rate units. The residential units will offer a wide variety of
configurations and sizes, with 30 one-bedroom units (24 one-bedroom are affordable), 36 two-bedroom units, and 12 three-bedroom units (6 three-bedroom units are affordable). All units will be accessible and
visitable in a complex featuring the latest green design and technologies. The project also includes the
provision of a common space for the delivery of tenant support services intended to assist community
members with settlement services.
Community members facing affordability barriers will be supported to join a path to affordable
homeownership through creative social finance mechanisms. Our proposed community-based real-
estate project will provide heavily discounted rents to address Winnipeg's significant shortage of
affordable rental units.
